Unless expressly provided under a separate written agreement and appropriate framework, Limitlas Labs does not currently provide through this website:

  • estate agency services
  • letting agency services
  • property sourcing services
  • property management
  • buyer representation
  • seller representation
  • tenant representation
  • negotiation of property transactions on behalf of users
  • arranging property sales or purchases on behalf of users
  • arranging commercial lettings on behalf of users
  • property transaction brokerage
  • regulated financial services

Future transaction-related services may be introduced separately when the appropriate compliance, registration, insurance, professional and operational arrangements are in place.

Limitlas focuses primarily on commercial property including:

Limitlas does not operate as a residential property marketplace.

5. Properties

The Properties section may display commercial property information, research, opportunities or examples of property with potential.

Information may originate from:

  • owners
  • developers
  • commercial agents
  • authorised representatives
  • public sources
  • third-party data providers
  • Limitlas research

Property information is provided for information, research and opportunity assessment.

The appearance of a property does not mean that Limitlas is acting as an estate agent, letting agent or property sourcing agent in relation to it.

Limitlas does not guarantee availability, accuracy, suitability, planning outcome, value or any future transaction.

6. Submitting a Property

Users submitting property information confirm that they:

  • own the property;
  • are authorised to represent the owner; or
  • otherwise have permission to provide the information.

Submitting a property does not create an appointment, agency relationship, sales mandate, letting mandate, sourcing instruction or obligation on Limitlas to transact.

Limitlas may request evidence of authority where reasonably necessary.

7. Property Information

Users are responsible for the accuracy of information they provide.

This may include:

  • existing use

  • photographs
  • videos
  • floorplans
  • technical information
  • infrastructure information
  • other relevant information

Limitlas does not guarantee information supplied by third parties.

Users should conduct independent due diligence.

8. Property Content

Users may submit photographs, videos, plans, brochures, documents, CGI, technical information and other materials.

Users confirm they have the necessary rights and permissions.

9. Licence to Use Submitted Content

By submitting content, you grant Limitlas a non-exclusive licence to use, reproduce, adapt, format and display the material for:

  • property intelligence
  • feasibility
  • repositioning
  • research
  • editorial content
  • video
  • visualisation
  • website operation
  • marketing
  • social media
  • Limitlas Daily
  • commercial presentations

10. Space Requirements

Users may submit future commercial space requirements.

These may include:

  • location
  • size
  • property type
  • power
  • access
  • loading
  • connectivity
  • cooling
  • facilities
  • operational requirements
  • preferred timeframe

Space Requirements are used to understand commercial demand, research and future opportunities.

Submitting a Space Requirement does not appoint Limitlas as a property sourcing agent, letting agent or representative.

11. Transformation Video — £500

The Limitlas Transformation Video is a paid conceptual visualisation service currently priced at £500.

The service may include:

  • review of supplied property information
  • visual transformation concepts
  • before-and-after concepts
  • future-use visualisation
  • AI-assisted imagery
  • video presentation
  • conceptual commercial commentary

The exact deliverables will be confirmed before work begins.

The Transformation Video is conceptual. It does not constitute:

  • planning permission
  • architectural drawings
  • construction documents
  • a survey
  • valuation
  • structural certification
  • legal advice
  • financial advice
  • investment advice
  • confirmation of lawful use
  • confirmation of technical feasibility
  • guarantee of future value
  • guarantee that a proposed development can be delivered

12. Limitlas Feasibility — £2,500

The Limitlas Feasibility service is currently priced at £2,500.

It provides a structured commercial property intelligence and feasibility assessment.

Depending on the agreed scope, it may consider:

  • property characteristics
  • location
  • existing use
  • planning context
  • alternative uses
  • infrastructure
  • power
  • connectivity
  • cooling
  • access
  • technology requirements
  • emerging demand
  • market conditions
  • repositioning opportunities
  • potential constraints
  • risks
  • potential commercial opportunity

The Limitlas Transformation Video is included within the £2,500 Feasibility package.

The exact scope and deliverables will be confirmed before work begins.

The Feasibility does not constitute planning permission, formal valuation, legal advice, architectural certification, surveying services, structural certification, financial advice, investment advice or a guarantee of any outcome.

13. Transformation Video Credit

Where a customer commissions a £500 Transformation Video and then commissions a £2,500 Limitlas Feasibility within 30 days, the £500 video fee will be deducted from the Feasibility fee.

Any credit is subject to the applicable purchase and engagement terms.

14. Repositioning

Limitlas may provide repositioning research and consultancy.

This may include:

  • alternative-use analysis
  • planning opportunity research
  • property assessment
  • market research
  • technology requirements
  • infrastructure considerations
  • future demand research
  • repositioning concepts
  • project strategy

Future deeper repositioning services may be offered under separate agreements.

Limitlas does not guarantee planning permission, development consent, value, funding, occupation or commercial success.

15. Planning

Limitlas may conduct planning-related research and analysis.

Planning decisions are made by the relevant planning authority.

Limitlas cannot guarantee:

  • planning permission
  • change of use
  • development approval
  • planning timescales
  • planning outcome

Where specialist advice is required, users should appoint appropriately qualified professionals.

16. Property Visualisations and AI

Limitlas may use AI and other technology to create:

  • visualisations
  • videos
  • transformation concepts
  • imagery
  • research
  • property analysis
  • data processing

AI-generated or automated information may contain errors.

Users should independently verify important information.

17. Limitlas Daily

Limitlas Daily provides editorial and media content covering areas including:

Content is provided for general information and editorial purposes and does not constitute professional advice.

18. Property Information Submitted by Third Parties

Property information may be submitted to Limitlas by property owners, their representatives or professional advisers.

Anyone submitting property information remains responsible for ensuring that they have authority to provide that information.

Any future agency, transaction or referral arrangement will be governed by separate written terms.

19. Technology Partners

Technology Partners may provide information concerning products, technology, infrastructure, services, capabilities and projects.

Technology Partner categories may include:

20. Technology Partner Information

Technology Partners are responsible for ensuring that information they provide is accurate and not misleading.

Limitlas may rely on information supplied by Technology Partners.

21. No Technology Partner Endorsement

Being listed as a Technology Partner does not constitute certification, accreditation, endorsement, technical approval, warranty or guarantee of performance.

Users should conduct their own due diligence.

22. Technology Partner Content

Technology Partners grant Limitlas a non-exclusive licence to use submitted company information, logos, photographs, videos, case studies and marketing materials for partner profiles, website content, presentations, Limitlas Daily, marketing and commercial opportunity development.

23. No Professional Advice

Unless expressly agreed under a separate written agreement, Limitlas does not provide:

  • legal advice
  • tax advice
  • financial advice
  • investment advice
  • regulated financial services
  • architectural certification
  • surveying services
  • structural engineering certification
  • planning permission
  • construction approval

24. Future Transaction Services

Limitlas may develop additional capabilities in the future, including:

  • property acquisition
  • property sales
  • commercial lettings
  • property sourcing
  • occupier introductions
  • property management
  • transaction support
  • other commercial property services

These services are not currently offered through the website unless expressly stated otherwise.

Where introduced, they may be subject to separate agreements, compliance procedures, registrations, insurance and professional arrangements.

25. Fees and Payments

Current public paid products are:

  • Limitlas Transformation Video — £500
  • Limitlas Feasibility — £2,500

The Transformation Video is included within the £2,500 Feasibility package.

Additional consultancy or repositioning services may be priced separately under a written agreement.

Third-party professional costs are separate unless expressly included.

26. Refunds and Cancellation

Cancellation and refund rights depend on the nature of the service and applicable law.

Where work has commenced at the customer's request, fees may not be refundable to the extent permitted by law and the applicable agreement.

Specific cancellation and refund provisions may be contained in a separate agreement.

27. Confidentiality

Where information is identified as confidential, or would reasonably be understood to be confidential, the recipient must use reasonable care and only use the information for the relevant purpose.

Information may be disclosed where required by law or reasonably necessary to provide an agreed service, subject to applicable obligations.

28. Intellectual Property

The Limitlas Labs name, branding, logos, website, software, databases, systems, original content, videos, graphics and other intellectual property are owned by or licensed to Limitlas AI Ltd.

Users must not copy, reproduce, distribute, reverse engineer or commercially exploit Limitlas intellectual property without permission.

29. Acceptable Use

Users must not:

  • provide false information
  • submit property without authority
  • impersonate another person
  • infringe third-party rights
  • commit fraud
  • upload malicious software
  • interfere with the website
  • unlawfully scrape data
  • access another person's account
  • misuse confidential information
  • use the platform unlawfully

30. Third-Party Services

The website may contain links to third-party websites and services.

Limitlas does not control third-party websites, services, availability or policies.

Users should review third-party terms.

31. Website Availability

Limitlas aims to maintain website availability and security but does not guarantee uninterrupted or error-free operation.

32. Removal of Content

Limitlas may remove property information, accounts, partner profiles or other content where reasonably necessary, including where information is inaccurate, authority cannot be established, content infringes rights, fraud is suspected or these Terms are breached.

33. Limitation of Liability

Nothing in these Terms excludes or limits liability that cannot legally be excluded.

Subject to applicable law, Limitlas will not be responsible for losses arising from matters outside its reasonable control, including:

  • planning decisions
  • market conditions
  • property availability
  • third-party professional advice
  • third-party technology
  • AI-generated errors
  • regulatory changes
  • delays caused by third parties
  • website interruptions
  • decisions made based on information provided through the website

34. Separate Commercial Agreements

Certain services may be subject to separate written agreements specifying:

Where a separate agreement conflicts with these Terms, the separate agreement will govern the relevant engagement.

These Terms are governed by the laws of England and Wales.

The courts of England and Wales shall have jurisdiction, subject to any mandatory legal rights.

37. Severability

If any provision is invalid, unlawful or unenforceable, the remaining provisions remain in effect.
